Important Information for Your Stay
Thank you for choosing the Oasis for your stay. At Riverview Oasis, we strive to ensure a comfortable and enjoyable stay for all our guests. Please review the following policies to ensure a smooth and pleasant experience during your visit.
Please ensure you have reviewed the pictures of the stairs to the cabin. If you did not and are not comfortable with the entry please let us know and we will refund your credit card.
Please note we do not have city water. We have rural water well water and are located on limestone. The water will have a different smell. It is tested and is safe. We also provided ample bottled water for drinking. If you are sensitive to smells please let us know or feel free to change your reservation.
All rental information and amenities will be in your rental app. A second copy will be text the day before arrival for your convenience.
Check-In and Departure Procedures
Occupancy
Two adults only. No children/infants or pets. Minimum age for renters is 25 years old. Violations will result in reservation being cancelled without refund.
Check-In
On your arrival day, we'll text the code to your lockbox and gate code between 2:30 and 2:45 pm. This will be sent to the phone number registered with your reservation. Please confirm receipt of the information via text. The code will be accompanied by final directions to your cabin. Please note that GPS might not take you directly to your cabin. If you phone the office after hours please use the number registered on the reservation.
Please Note: Vrbo & Airbnb are third party booking apps. All reservations made through these apps require a credit card on file with our property. Please phone no later than one day before arrival to complete the information. Check-in is not possible without a card on file for security.
Check-Out
Check-out time is by 11:00 AM. Please notify us by 10 AM on your departure day. If we haven't heard from you, we'll give you a friendly courtesy call.
Check-Out Checklist
- If you plan an early checkout, please let us know.
- No need to strip the bed.
- Place all dirty towels in the bathroom hamper.
- Wash the dishes and leave them to drain in the sink. Alternatively, we can handle the dishes for a $25.00 service fee.
- Unplug the coffee pot.
- Dispose of all waste in the container on the rear deck.
- Return the grill and mat to their original location if moved.
- Leave the cabin key and gate key fob on the table. Ensure both are accounted for.
- If you've used any gaming systems or alternate TV setups, please restore the original wiring.
- If there's been any damage, kindly notify us before checkout.
Vehicles
RVs and off-road utility vehicles aren't permitted on the property, but motorcycles are welcome. To maintain a peaceful environment, we ask that you avoid loud engine revving or excessive noise.
Lighting
If you arrive after dark, a flashlight may be helpful. The fairy lights keep the parking area and stairs well lit.
Fire Safety
For safety reasons, no outdoor fires are allowed. The cabin deck has a gas grills for your convenience.
Damage & Charges
We charge for any intentional damage, missing items, or non-accidental damage. Please refer to our detailed charges for any specific issues, like lost keys or damage to linens and fixtures.
Cancellation & Refunds
Cancellations must be submitted via email or through the booking portal you used. Refunds are processed to the card on file or via check if the card is no longer available. We do not issue credits for inclement weather, but we'll keep you informed if travel becomes impossible due to weather conditions.
- Reservations are paid in full 30 days before arrival.
- 100% refund if canceled 14 days before check-in.
- 50% refund if canceled 7-14 days before check-in.
- No refund for cancellations within 7 days of check-in.
Rental Insurance
Covers accidental damage only. Non-accidental damage will be charged with documentation provided. We will charge the cardholder on file for intentional damage.
- $50.00 Sheets damaged by oils and lotions
- $200.00 - Comforter stained by oils or lotions
- $25.00/Hr for any stains from hair dye in the sink or shower. If the stain
- cannot be removed and the fixture needs to be replaced it will be charged to
- the card on file and a receipt emailed.
- $50.00 Lost Keys
- $150.00 Lost Gate Key Fob
- $500.00 - Smoking indoors.
Please note that all cabin inventory and decorations are carefully and digitally accounted for before and after each stay. Any missing items will be charged to the card on file. We appreciate your understanding and cooperation in helping us maintain the quality of our space for all guests.
